Sant Gervasi – la Bonanova is the cheapest of the Zona Alta quarters and the fastest-rising in the city's most expensive district. Those are not two separate observations. They are the same observation seen from two sides: buyers priced out of Galvany and Les Tres Torres move up the hill, and the quarter they move into re-prices.

€6,798/m², up 10.9% in the year to July 2026. That is the lowest figure in the district and the steepest rise in it.

Where it is

Sant Gervasi – la Bonanova is a barri of the Sarrià – Sant Gervasi district, sitting above Galvany and east of Sarrià, with Les Tres Torres on its western flank and Collserola above.

Its spine is Passeig de la Bonanova, running across the hillside, with Plaça de la Bonanova and the church at its centre. Below that line the blocks are larger and more urban; above it the streets climb, the buildings drop to three or four floors, and gardens start appearing.

It is a residential quarter almost without exception — less street life than Galvany, less village than Sarrià, and quieter than either.

Read that last row against the one above it. Les Tres Torres rose 4.5% and La Bonanova rose 10.9% — in the same district, in the same year, under the same market conditions.

The usual explanation is the right one: the cheaper quarter in an expensive district has the most room to move, because the buyers arriving in it are comparing it not with its own past but with the quarters they have just been priced out of. A flat here is being bought by someone who has spent three months looking in Galvany.

What the money buys

The 1960s–1970s block with a lift. Four bedrooms, 130 to 190 m², a service room, often parking, frequently unmodernised. The core of the market here and the reason the quarter offers metres that Galvany does not at the price.

The low block on the upper streets. Three or four floors, eight to twelve apartments, a shared garden, sometimes a pool. Fewer neighbours, higher community charges.

Semi-detached houses and torres. Present on the upper edge towards the Ronda de Dalt, though far fewer than in Pedralbes.

The renovation project. This is the quarter where they are most likely to be worth doing: the gap between renovated and unrenovated stock is wide, and the address supports the finished result.

Getting about

FGC and metro L6 stop at Bonanova, with Muntaner and Les Tres Torres either side. Plaça Catalunya is roughly ten minutes.

The honest caveat is the hill. Bonanova sits higher than Galvany, and the streets between the station and the upper part of the quarter climb steadily. On a map that is 400 metres; in July with shopping it is a different 400 metres. Walk it before you decide, and walk it uphill.

The Ronda de Dalt is close above, which makes leaving the city — for the Maresme, for Sant Cugat, for the airport — quicker from here than from anywhere lower down.

The schools

Oak House School and Benjamin Franklin International School are in Sant Gervasi, a few minutes away. The British School of Barcelona's City campus and the Lycée Français are on the Sarrià and Pedralbes edges, and the American School and Deutsche Schule are in Esplugues. Fees and ages: Barcelona with children.

Three things to check

The lift, and the floor. In a building of this vintage on a sloping street, a fourth floor without a lift is a different asset from a second floor with one, and the index does not know the difference.

The ITE. Much of the stock is over 45 years old and the inspection is compulsory. Ask for the last one and the minutes of the last three community meetings — this is the quarter where façade and installation works have been arriving.

What the asking price is actually based on. In a quarter that has risen nearly 11% in a year, some sellers are pricing off their neighbour's advertisement rather than off a completed sale. That is the specific thing to check here, and it is checked with registry data, not with a portal.

La Bonanova or the alternatives

Against Galvany (€7,692/m²): Galvany gives you restaurants, shops and flat streets; La Bonanova gives you roughly 12% more metres for the money and quiet. Both are compared in buying in Les Tres Torres and Galvany.

Against Sarrià (€7,811/m²): Sarrià is a village you can live in on foot. La Bonanova is cheaper and calmer, and you will use the car more. See buying in Sarrià.

Yes, in places. The quarter climbs from Passeig de la Bonanova upwards, and the walk home from the station is uphill. Try it on a warm afternoon before you commit to a top street.

Are there international schools nearby?
