How to reach you

Email or phone — whichever suits you. One of the two is enough.

What comes back

  • A range, not a single figure: the bottom is what the property goes for quickly, the top is what it realistically sells for if you are not in a hurry.
  • A timescale. How many weeks or months a sale inside that range takes in your district.
  • What to put right before publication. Usually small things, not a renovation.
  • What is missing from the paperwork. Some of it takes weeks to obtain, and now is when you want to know.

How I work the price out

From closed sales in your district, not from asking prices. The asking price and the closing price diverge, and only closed sales show the gap. To that I add what statistics never carry: the floor and whether there is a lift, the outlook, the state of the building, street noise, the community charges.

That is why the form has six fields and not two. The more precisely you fill them in, the narrower the range in my reply.

Questions and answers

Is the valuation really free?

Yes. The valuation and the first consultation are free and commit you to nothing: we only discuss an agreement if you decide to sell with me.

Does someone have to come into the property?

Not for the first valuation — I give you a range from what is in the form. Narrowing that to a working price does mean seeing the property, which is a separate step and also free.

I am not in Spain. Does that matter?

No. Most of my sellers live outside Spain. The valuation comes from the form, and what to do next without travelling is set out on the selling page.

What happens to my details?

They reach my inbox and are kept with the site’s other enquiries for 12 months, after which they are deleted automatically. I use them only to answer your enquiry. You are not added to any mailing list, and the data is not sold. The privacy policy has the detail.
